“Tector can be incredibly useful in addition to the valuable in capturing potential damages through changes in the wood moisture content both continuously and after the construction has been put into use.”

Challenge

Managing Moisture Risks in Mass Timber Construction

In large-scale construction projects involving mass timber, managing moisture levels is critical to prevent damage and ensure structural integrity. Traditional methods for monitoring moisture are often labour-intensive and lack real-time insights, leading to potential risks of undetected issues and costly repairs. Specific concerns for this project included:

  • Design choices impacting moisture: The building owner had specific concerns about window solutions, exposed timber slabs, and vapour barriers.
  • Construction without scaffolding: There was a dilemma about whether scaffolding was necessary for the construction process. Without scaffolding, maintaining a tight moisture management plan was essential.

Solution

Tector Sensors Enable Real-Time Moisture Monitoring

Kruse Smith implemented Tector wireless moisture sensors across the construction site. Sensors were strategically placed on roof edges, under windows, and various facades to monitor moisture levels in exposed areas. The real-time data analysis, dashboards, and alerts provided by Tector’s solution enabled:

  • Strategic sensor placement: Utilising Tector wireless moisture sensors to track differences and monitor moisture risks in critical areas.
  • Proactive fault detection: Early identification of issues, such as a leakage on the roof due to incomplete sealing by a roofer, which was detected immediately by the sensors. This early detection prevented potential mould growth and avoided the risk of having to close the school for remediation.
  • Enhanced control and preventive measures: Continuous sensor monitoring offered ongoing feedback, enabling better moisture control and early detection of water ingress. This proactive approach provided insights into potential risks and supported discussions about building physics, emphasising the importance of correct moisture management in construction.

Impact

Boosting Quality and Reducing Risks with Tector Technology

The deployment of Tector moisture sensors significantly improved construction quality and risk management for Kruse Smith. Key benefits included:

  • Improved quality and risk management: Prompt detection of faults and moisture buildup facilitated timely interventions, preventing potential damages and reducing the need for costly repairs.
  • Enhanced collaboration: The transparency provided by sensor data fostered better collaboration among construction stakeholders, promoting a proactive approach to risk mitigation and quality assurance.

Kruse Smith recommends the use of Tector sensors to other industry actors for effective moisture management and documentation in construction projects.
